By law only accredited valuers can do appraisals. All valuations require that the property be visited, so setting up an appointment is necessary. Land assessment only takes a few minutes, however, land with structure(s) take some time. Valuers will need a copy of the plot plan and a copy of the building plan (if there is a structure on site). If you have a copy of the last land tax bill, that would be very useful as well. Average size properties take approximately one hour to take relevant information which involves the measurement of the building dimensions (interior and exterior) and acquiring all other needed information and details. Please note that valuers are not land surveyors. Only land surveyors can point out land boundaries and measure the area of the land.

When all of the information is gathered a professional document is then prepared which will provide you with the recent market value, showing how this figure was ascertained. This can take up to a week to complete.

It is advised that you make sure to state what you require the valuation for (e.g. mortgage, insurance, Attorney). Valuers will then ensure that the relevant information is included in their report.
